Now we have Obama leading the way, the stimulas plan(and another one comming soon), Mortgage rates soon to drop again(althought they have ticked up lately) and NO MORE NO DOC LOANS. Guess what? Now you really have to have a job and a downpayment to buy something. The days of the easy money are over, so now what?

Well, all is not lost. If you were a spec buyer hoping the bubble would last just a little longer and you got burned, sorry. You roll the dice, sometimes you loose. But if you're a smart investor you realise that now is the time to cash in. Cash is king. prices in many areas of Park City are the best they have been for years. If you're new to Park City and got out of your bubble market before  it burst, you are well postioned to make a move. There are deals out there, but like anything, you have to know where to look. Park City isn't going away, it's not just another fad. People want to live here because it's  a great  place . Great schools, great skiing, and the summers, well, that's when the real treat begins. Warm dry days and cool nights. You already know if you made it to this site. Now the real problem. Finding the right property and then of course there are those pesky real estate agents trying to sell, sell sell. I don't like them either, salesmen I mean.

What about prices? Asking prices are ASKING prices, ignore them. Use them as a way to get into the general area you want and then negotiate, that's where I can help you. Most sales in the last 30 days where for about 87% of asking price. And that's the current asking price. Always ask for the histroy of the listing you are interested in and see how many times it has been lowered lately.

The smart money buys on the down stroke trend. You make money when you buy, not when you sell. Now is the time to buy and make a killing. If you need to sell, you might need some help, and again, that's where we come in. If you will price your property right and not stubbornly resist, your property will sell and we can help with lower listing commissions.

Remember, commissions are always negotiable, something the big name  brokerages  don't want you to know, so if you will price your property right we will charge you less, alot less. If you are a buyer, make sure your agent shows you everything, not just the properties with the biggest commissions. You would be surprised how often this happens.
